The S&P/Case-Shiller Home Price Index is highly regarded for its methodology. By recording repeat sales of the same, single-family homes, it avoids distortions due to market shifts — for example, a change in consumer preferences, or a random increase in sales of a given price range.

Boston MSA refers to the Boston Metropolitan Statistical Area, a market area widely used for reporting economic data.

In the Boston MSA, as reported by the Index, the peak of the recent bubble occurred in September 2005, and the trough in March 2009. In its latest report, for July 2010, the Index showed Boston back to its level of November 2003, and 12.9% below its peak. The Index was designed so that January 2000 = 100.

None of the Indices, above, are adjusted for inflation or seasonality.

It comes as no surprise that, in 2010, Pendings peaked on April 30, the tax credit deadline for putting a home under agreement, while Solds peaked on June 30, the original deadline for closing. Still, the tax credit appeared to have had some effect in the Boston area: through September 30, Pendings were up 3.1% over 2009, while Solds gained 5.6%. (Pendings, of course, is a short way of referring to homes that are under purchase-and-sale agreement.)

Existing Homes include single-family houses, townhouses and condos. Pendings represent the moment of economic decision, and are predictive of future Solds.
